Dr. Krebser asked what had happened to winery originally planned for the property.
Bernard Campagne said they had planned a winery, but now felt the machinery necessary for such an operation would not be what the guests want to look at.
Dr. Krebser said he estimated the expansion planned would cost between $1.2 and $1.3 million. “You would have to have a lot of people here to pay this off. This is a commercial venture, not a country lodge," he said.
He suggested that such a proposal would fit into the General Commercial zone very well, but if it was located in an agricultural zone, “there would be no way to turn down a conference center anywhere in the county.”
John Clark Jr. said he could see both sides of the question. He said he was very familiar with both the Bleu Rock and Maeyer properties and could visualize the 12-room addition.
“It looks like a long row of town houses. I would hate to see that go up,” he said.
He said the property was in an ideal location for such a facility, “but how do you turn down the next guy? This is a major application. I cannot recommend it in its present form.”
Mr. Baumgardner then asked if the application could be continued until later to modifyHhe architectural plans and come in with a set of conditions. He said his clients would agree to readvertise the further conditions. The planners then voted 5 to 1 to continue consideration of the application until a later meeting. Dr. Krebser voted “No.”.
