The flood plains, designated by soil type, are subject to varying frequency and duration of flooding. In general the flood plains in the eastern and central parts of the county are subject to more frequent overflow than those nearer the foot of the mountains. There are some houses and other buildings on these flood plains, notably in the vicinity of Sperryville on the Thornton River and Peola Mills on the Hughes River. Where buildings of significance stand on these flood plains, there is usually some protection in the form of a deepened stream channel, a high wall, or a levee. Sometimes the buildings are on high edges of the flood plain or on small rises within it.
While these flood plains near the Mountains may be flooded less frequently than those further downstream, there is a greater chance of a catastropic flood such as occured in Nelson County in August 1969 and in part of Rappahannock County in 1980.
