The secret to making real estate investments pay is borrowing. This idta of assuming what may be a staggering debt flies in the face of conventional wisdom. Yet, borrowing is the only means most people have of acquiring real estate - and it’s the shortest route to high returns.

In real estate, borrowing is called leverage. Suppose you have $60,000 in the bank and you want to buy a $100,000 property. Thinking the old way, you’d put all your cash down and take a $50,000 mortgage. If you eventually sell the property for $150,000, you would have made a 100% profit.
