STRUCTURAL INSPECTION A correctly written structural inspection converts an iron-clad form agreement into an option that gives purchasers time to examine the property and decide whether or not to buy it. A correctly written structural inspection also ties up the property so that it cannot be sold to anyone else until the purchaser has made a decision. Will a seller accept a structural inspection? Some sellers will! refuse any offer that modifies a standardized form agreement, a position that typically softens if a property remains unsold for a lengthy period. Other sellers and their brokers, will encourage structural inspections to prevent future litigation. Their reasoning is: that by hiring an independent inspector, a buyer cannot later claim to have relied only on the seller or the broker for structural advice. Structural inspections are keenly important to most buyers because they are not qualified to judge a home's physical aspects
