Rappahannock is nearing the end of another reassessment cycle. The State of Virginia requires each county to reassess all of its properties every four years. There is some flexibility in this requirement for counties with low population counts. Rappahannock is among those counties and need only go through the reassessment process every five or six years.
Each county bears the expense of its own reassessment. The job is put out for bid and appraisal companies bid it per parcel.
According to the Commissioner of Revenue’s office, there were 6,200 parcels to be assessed this year compared to the 5,610 parcels in 1998 when the last assessment was done. Blue Ridge Appraisal Company won the contract last fall and must have the work completed (signed, sealed and delivered) by Dec. 31, 2002. The new assessments take effect in January, 2003.
Two gentlemen from Blue Ridge Appraisal Company, Michael Didawick, Project Manager and appraiser, and Larry Callihan, appraiser, recently shared a preview of the process that they go through. The whole process takes about a year. By the second week of August, they had completed approximately 75 percent of phase four which is the “on foot” stage.
