■The loudest yells about too high appraisals have come from landowners in the Town of Washington. The board members concede that percentage increases have been generally higher for town properties but they maintain this trend is borne out by sales figures. As to the difference in value between the Town of Washington and the village of Sperryville, “sales tell the whole story,” Mr. CKadwell stressed.
Complaints have also come over the per-acre value difference between small and large parcels. Again, it is sales figures that dictate the variance, according to the assessors. Obviously, total value is lower for a three-acre lot than a 100-acre tract, Mr. Parrish pointed out. “And when the total value is lower, it’s available to a larger pool of buyers. Therefore, the demand is greater.”
