The Planning Commission voted to recommend that Walter Maben’6 application to rezone property on Route 645 west of Amissville for the new Amissville Post Office be denied.

Mr. Maben has about eight acres zoned RR (rural residential, allowing one lot for five acres) on the northwest comer of U.S. 211 and Route 645 a little more than a mile from the intersection of U.S. 211 and Route 642, where the current Post Office is located.

He was asking to have three acres zoned General Commercial to build a 3,600-squarefoot post office with a 400-square-foot loading area and to later add a separate building not to exceed 4,000 square feet for other commercial tenants.

Attorney Douglas Baumgardner, representing Mr. Maben, said his client was preferring to exclude “the more noxious” commercial uses and to buffer the site from surrounding residential properties with trees.

He said VDOT had approved the entrance on Route 645 and that the site offered the advantage of being on a “transportation corridor with a cross-over” near other commercial uses such as Countryside Floor Fashions and Mayhugh’s Grocery.

Dolly Tokasz, from the Postal Service, said this site was the first choice of the Postal Service, but there are four alternate sites all within Rappahannock County. She said the current post office is too small and lacks hand
