Often, when you visit our office to explore listings, you will be asked to clarify your needs. The more detailed information you give—number of baths you need, maximum commuting distance, type of heating system-The view, the easier it will be to rule out houses that would be acceptable to you.

In this connection, it is important to give us an accurate price range you’re prepared to pay. Don’t supply an artificially low estimate of what you are willing to spend, figuring that you can always go higher if you see something especially desirable. As experienced agents, we know the local market and the true value of homes that are for sale. Since you are in no way obligated to our agency as a prospective buyer, you have absolutely nothing to lose by being completely frank in detailing your requirements and ability to pay. By giving an unrealistic estimate of the price range you are interested in, you will not only be wasting our agent’s time, but your own.
