And, after sometimes struggling for years to keep up with the mortgage, many empty-nesters discover that what could be their last house is the easiest of all to afford. The equity that they’ve built up along the way in the previous houses really comes in handy.
“The tax laws have really helped out the empty-nesters,” Scheer said. “Now they can sell a home every two years and downsize, and they won’t have to pay capital gains taxes. That has definitely helped.
“Many people pay cash for the new home. By the time most get to that age and station in life, they’re investment-savvy.”
North Rock, a development in Warrenton, is aiming to appeal to empty-nesters, but the builders there are not limiting their options to just that segment of the market.
“We’re trying to appeal to young professionals — maybe someone who travels a lot and who doesn’t want the upkeep of a house, as well as to those without children,” said Tammy Dodson-Baldwin, a spokewoman for Dodson Homes, Inc.
There are going to be 27 single homes and 52 villas in North Rock. Heritage Hunt, which is limited to residents over the age of 18, will have 2,000 homes when it is fully built. More than 500 are already occupied or sold and under construction.
