A conservation easement is an agreement between a landowner and a public trust entity, such as the Virginia Outdoors Foundation, to restrict the development of a piece of property in perpetuity. Easements are tailored to each property and designed by the landowner. Most easements accepted by the VOF are at least 100 acres, but the foundation does accept smaller parcels if they have important scenic, historical or ecological value. The VOF holds more than 400,000 acres in easements throughout the Commonwealth.
