Scaling new heights, the Rappahannock County Planning Commission put the finishing touches on their proposal to amend the Conservation Zoning District land development regulations.
The commission conducted a work session earlier in the month for the purpose of finalizing the proposal. However, questions remained and several changes were made to that proposal as well at last week’s meeting.
Commission chair Sharon Pierce said, “We’ve been battling around about this long enough. Nobody is going to be 100 percent satisfied, there is no perfect ordinance. There are two different factions in the county — for and against — and what we are trying to achieve is a very delicate equilibrium.”
“It doesn’t take much to start things swinging one way or the other,” she said. “But, to me, we’re talking about the fragile nature of the mountains. We’re carrying out the stated purpose in the county’s comprehensive plan ... this is a minimum of what we need to do.”
The commission made changes to the section of the proposal outlining what the Conservation Zoning District is and what a Conservation Zoning Site Plan must include.
All single family residences constructed in the CZD which involve land clearing activities of an area greater then 10,000 square feet must have a CZSP.
